Towels, pillows, etc: We use only 100% cotton and hang the laundry out to dry. Some guests find the towels surprisingly different in texture to the ones they are used to, that may be washed and dried with chemical softeners. Ours have an "invigorating" texture which provides a kind of spa/scrub experience, but we do have a few softer ones in reserve if this is uncomfortable for you.

We are delighted to change pillows depending on your desire for soft/firm/feather/synthetic/foam/etc. Just ask! We want to please you.

Drugs: By David Abel, Globe Staff / November 5, 2008 Voters yesterday overwhelmingly approved a ballot initiative to decriminalize possession of small amounts of marijuana, making getting caught with less than an ounce of pot punishable by a civil fine of $100. The change in the law means someone found carrying dozens of joints will no longer be reported to the state's criminal history board. Please do not bring illegal substances onto the premises or use them anywhere on our property, in consideration of our other guests and out of respect for the law.

Tobacco: You are welcome to smoke cigarettes on our porches and garden, if it does not inconvenience others who may be near you.

We will appreciate your using the ash-trays provided.

Alcohol: We are happy to provide a bottle opener and glasses if you bring your own wine or other alcoholic beverage.

Please consume in moderation and use a designated driver or ask us to arrange a ride for you.

Pets: $25 extra per pet. Cat owners: please bring your own food, litter and water pans and supplies. Dog owners: no dogs left alone in rooms at any time, except if in a crate and does not bark; must be on leash when going through the house; pick up after your dog in the yard and neighborhood. Enjoy reading about Holly the bloodhound, our celebrity canine guest.

Destruction of property: Please strip the bed and make sure you tell us if you have soiled or broken something.

Perhaps we can fix it or clean it before the damage becomes permanent.

Please be considerate and pay before leaving for damage done.

Off-street parking: Behind the house, please lock your car doors anyway. Please do not leave personal items outside the house, unattended.

Wireless Internet: Please ask us for the code - you will have access anywhere on the property, including in the garden! Due to recent illegal downloads by a guest, we will ask you to sign a log when you receive the password. You will need to agree not to use our service to infringe on the commercial and creative intellectual property of others.

Children: We request the following responsibility of parents:

If our guests find their children have soiled our property and would like to avoid charges, please strip the beds, and otherwise notify us immediately so we can try to remove all the stains. We reserve the right to decide whether the stain has been removed to the point that no other guest would notice either a smell in the mattress or vomit by the bed. Our standards for appearance are high. We cater to discriminating guests and we will not compromise because you "tried" to clean up the vomit but didn't tell us for two days. At check out, we will go through the room with our guests.

If we had not had such experiences with other parents, we would not be trying to ensure it doesn’t happen again!

Tips are welcome. A cute jar in each room is provided. We love great reviews on Trip Advisor too!

Thank you.                                                                                           Our policies are summarized below, as they appear on the door of your room.....

Guidelines and Policies at the Lathrop House B&B in Springfield, MA

Please read and observe the following for your safety and convenience, and to avoid additional fees. Whatever seems unbelievable is based on actual experiences with one or more guests.

Please lock your car and the house doors when you come in and go out. Please do not leave personal items outside. No bare feet in the house. Please wear shoes or slippers at all times.

Please report to innkeeper any incident of damage to property or injury as soon as it happens, 24/7.

Verizon will report to us any unauthorized downloads from the internet. Please do not use our wifi password to violate copyright laws and infringe on creative licences.

PLEASE SLEEP BETWEEN THE SHEETS. We launder them for each guest in order to keep the beds clean as well as to accommodate guests. Laundering or cleaning large, often antique bedspreads and down comforters for every guest is not covered by our modest rates.

Please do not leave children under age 12 alone anywhere on the property at any time. Children younger than 12 are not allowed on the balcony, nor are they allowed to chew gum. If you or your children have incontinence concerns, please ask us for waterproof bedding.

Please feel free to use AC, being sure the curtains do not fall in front of it and burn out the motor. We would appreciate your turning it off when you are going to be out for the day, or using the energy saver setting, and turning it and the lights off  when you leave.

Please let the phone ring through to our answering service. Do not pick up and try to field our calls.

We have wifi for our guests. We cannot share our computer, so please bring yours.

Please do not leave wet towels on the beds or other furniture. A hamper is provided. Please keep your personal toilet articles and towels in your room when you are not using the bathroom. There is a powder room next to the dining room for your convenience.

Innkeeper sometimes has early morning errands, so just press button on coffee maker and take milk, milk products, fruit and juice from the fridge, and any other item you would like. You can return them to the fridge after breakfast – that would be appreciated- but no need to clear the table otherwise.

If you would like personal time or a consult with Diana about photography, or other subject, and will not accept another innkeeper, please be sure to mention this at the time you make your reservation. We provide all services of comfort, safety, food – companionship on request in advance subject to availability. Thank you for your understanding!
